Renting an office space


ideal would be
common reception area
your office in the back with a door you can close
your office girl on the far other side with a door she can close so you don't have to everything she says on the phone to the customers which makes you feel like you are the one on the phone all day
a walk thru from front door that doesn't require anyone going thru your space - ideally your office in the way back off to the side so if you want to work thru all the employees arriving and all that yada yada you can shut your door and are not accesible without a special trip to your office
a separate conference room so if you have to discipline or lambast someone, you can shut th door even though others are there, this room can also be used for interviews
The best would be shome shop space in the back to park trucks with a roll up door and all that, plus a high ceiling for all the ladders and such
what about towels? I haven't seen any industrial set up for a regular washer and dryer, probably be some expenses there to get that set up or esle your gonna be tied down to your house still, a real pain in the neck for sure
a bathroom way far away from where the office are and where everyone meets and all that, trust me
Lots and lots of mats to catch all the crud all the guys are going to bring in and out, you'd be amazed
a HUGE trash can for them to throw all their lunch garbage and such in, you'll be amazed how your job turns into taking out the trash every 1 or 2 days.
WHo's going to clean the office, you? or a service? you'll need all that cleaning stuff, vacuum etc for the office, and a place to store it besides your office
You will have double the utilities etc and will lose your home office write off's if doing that right now.
Interent 'business' lines are expensive
phone 'business' lines are expensive
they get ya real good with all the utilities

get ready for needing what's at the office when you are at home and vice versa - this stuff used to tick me off more than anything else
this portable hard drive, that portable hard drive, it's on this computer, that computer etc etc etc You start bringing a briefcase for all your stuff "just in case"

syncing computers and network stuff - lots of IT stuff going on, breaking down, printers not linking, whatever and usually when you're in a hurry. The BIG problem is software that will allow you and your office person to work in the SAME program at the SAME time, otherwise you will be locked out when she's on and vice versa. Hopefully you are working with programs that can do that already, you'll just usually need to pay a fee or buy the more expensive networkable version

coffee maker
fridge
snacks and drinks etc etc
a little lunch type area is best
lots and lots of file cabinets
lots of storage shelves for all the towels, supplies and parts and stuff

You will lose that commuting time everyday, it may be a shock at first that you are losing an hour a day driving to and from and then back to your house and all that

Where are you looking? If in the valley up here I would say you could get about half of the ideal stuff above for $1,500 a month in an industrial park

Make sure those cam fees aren't an expensive trap (common area maintenance) you can also use a broker to find you something too, they know more than just what you see online too, some places want professionals only (quiet executive or medical), and don't want "our kind", guys hanging around outside smoking, talking loud, trucks, noise, lots of people 'traffic'. So you want a place that doesn't mind you, but if you end up next to a mechanic place, you're not going to get any peace and quiet with all the ratchets and air tools going, or next to or near within wind drift a nail salon, you'll have to smell chemicals all day.

I think the ideal sft would be about 800sft of office and then enough warehouse to park 2-3 trucks and all the quip and supplies
if you aren't parking trucks in there, probably 1300sft with 800 sft office would be ideal.

It's pretty tough to find, most are shop heavy and just 2-300sft of office.

so there's a couple things that come to mind for me off the top of my head, hope it helps. I want to be back in an office, I am going out of my mind at home!

An office definitely makes everything more structured, even for you, it will definitely feel like you are "going to work", in some respects you lose some freedom for awhile until you have your office person and foreman in place to detach from the day to day and can just float in and out as you please.
